1) PLANS:

• Council plans including site plan and specifications.
• Fall of land is shown over building site.
• BASIX Certificate.

2) CUSTOMISED OWNER’S MANUAL:

• Individually prepared step by step instructions, customised to customers plan.

3) STEEL FRAME

• We supply a riveted, hi-tensile steel frame.
• Since the frame is not welded, no rust and no pinging noise can develop.
• The frame comes in easy to handle sections for single handed bolt together assembly.

4) ROOFING:

• Your choice of colour in Corrugated or Trimdeck pattern.
• Colorbond gutters and downpipes to floor level.
• Antiglare aluminium thermofoil sarking.
• All hardware including brackets, silicone, rivets, etc.

5) CLADDING:

• Your choice of Hardiplank or Newport cladding.
• For brick veneer homes, a brick allowance of $800/1000 is included to be used for choice of bricks from a local supplier.
• Structural lintels above window and door openings, brick ties and extra wide timber reveals for brick veneer designs.

6) WINDOWS:

• Aluminium windows in a variety of colours.
• Flyscreens to all windows and sliding doors.
• Keyed alike locks fitted to all windows.
• Colonial and double hung windows and French doors where indicated on plans.
• Western Red Cedar windows optional.

7) EXTERNAL TRIM AND DOORS:

• Feature panel front entry door.
• Heavy duty laundry door.

8) VERANDAHS:

• Verandahs are included as illustrated.
• A wide variety in changes to verandahs as shown is available on request.

9) TOOLS:

• Spanners, drill bits, philips head bits, rivet gun, scoring knife, nut setters, leather gloves. A nibbler is supplied for cutting roofing sheets on hip roofs.

10) INSULATION :

• R2.5 insulation blanket above all ceilings.
• R2 insulation batts and sarking combined in all external walls.

11) INTERNAL LINING:

• Plasterboard to ceilings and walls.
• Villaboard to wet area walls.
• Glue, screws, self -adhesive Easy Tape for joints, metal angles, cement, topping coat.
• 90mm cornices to ceilings.
• 50mm cornices to built-in wardrobes and linen cupboards.
• Plasterer’s tool kit.

12) INTERNAL DOORS:

• Pre-hung door system with hinges already fitted to doors.
• Readicote doors in Colonial finish, suitable for painting.
• Door jambs in finger jointed pine for paint finish.
• Door Furniture - white porcelain handles.

13) WARDROBES AND BUILT-INS:

• Fully lined linen cupboards with four shelves in each design.
• Walk-in pantry where indicated on plans.
• Built-in wardrobes where indicated on plans.
• Full length shelving and hanging rods supplied to all robes.
• “Silent Track” sliding doors with recessed grip handles supplied to all robes.

14) SKIRTINGS AND ARCHITRAVES:

• 70mm Colonial floor skirtings in finger-jointed pine to all rooms and built-ins (suitable for painting).
• 70mm architraves around all windows and doors. Finish as above.

15) UNDERCOAT:

• Sufficient to undercoat all internal walls and ceilings (between 60 and 170 litres depending on size of house).

16) KITCHEN:

• Premium quality Kitchen with 'soft close' drawers (Inotech System).
• Overhead cupboards as indicated on plans with “OHC”.
• Optional: timber or polyurethane doors and panels.

17) PRIME COST (P.C.) ITEMS:

• Underbench oven and cooktop, where indicated on plans.
• Wall oven (fan forced) and cooktop where indicated on plans.
• Rangehood.
• 45 ltr stainless steel laundry tub.
• Vanity units for bathrooms and ensuites.
• Dual flush toilets.
• Choice of 330ltr gas storage or 24ltr/min instantaneous gas water heater
• Towel rails, toilet roll holders and soap holders.
• 1675mm (5’6”) bath tub where indicated on plans. N.B. Shower screens cannot be included as they have to be accurately measured and fitted after tiling.

18) CERAMIC TILES:

• Floor tiles (200 x 200) provided for all wet area floors and laundry.
• Wall tiles (200 x 200) provided for showers to 1.8m and around bath tub to 1.2m.
• Extra wall tiles and cappimg tiles are supplied for Hawkesbury and Camden 'As Displayed'.
• Tiles above Kitchen benchtops (100 x 100) to 400mm high.
• Tile adhesive and grout. Adhesive for walls only.
• Floor wastes for shower and bathroom.

19) MEMBRANE:

• Quality waterproof membrane kit to wet areas.

20) ELECTRICAL KIT:

• Meter box and circuit breaker enclosure.
• Earth stake and earth wire.
• Power points: 1 double to each room plus 1 extra single in bedroom 1, hall, lounge and family and 3 extra singles in kitchen.
• Light switches and batten holders.
• White sphere light fittings to all rooms and to front and rear doors - downlights over kitchen benches.
• Smoke detectors.

21) PLUMBING KIT:

• Basin sets and spouts.
• Shower arm and rose.
• Washing machine taps.
• Cistern stops for WC’s.
• Tap Handles in chrome.
• 2 Garden Hose taps.
